Process

Soup to nuts, on every file.

Most capital shops make an introduction and step back. We stay on the file from the first conversation through post closing, and we do the work the deal needs rather than the work that was assigned to us.

How a file runs

Nine stages, every time.

The order rarely changes. What changes is how much of it we end up doing ourselves.

One · Intake

We take the deal, and we take the context around it. What you are buying, what you are trying to earn, what your last three deals looked like, and where you want the business to be in two years. The deal in front of us is usually not the only thing worth solving.

Two · Assessment

We underwrite it the way a lender will, before a lender sees it. Sources and uses, exit assumptions, sponsor profile, timing. Where a deal does not pencil we say so and show the arithmetic. Where it does, we identify every item that could kill it later and we start on those first.

Three · Package and diligence

Application, entity records, title, financials, schedule of real estate owned, construction budget, payoff letters, insurance. We ask for all of it. Some of it comes back. We build the rest.

Four · Cure

This is where most of the hours go. Entity and authority documents, title defects, deal structure, credit, liquidity, and sponsor experience are each capable of stopping a closing on their own. We work them in parallel rather than discovering them in sequence.

Five · Capital placement

Senior debt, junior and mezzanine, transactional and gap, bridge, and long term financing, plus equity for the seats the debt does not fill. We place it across a nationwide lender network, and we support the capital provider through their own underwriting rather than waiting on it.

Six · Documentation

Closing documents drafted, circulated, and revised until they are right. Signature authority verified against the corporate record, identification collected, entity documents corrected where the record does not support the signature. A document that closes cleanly is worth the twentieth draft.

Seven · Third party coordination

Surveys, appraisals, environmental, payoffs, title commitments and the cure items behind them, municipal letters. We order early, we escalate when the calendar demands it, and we have turned around work on timelines most files would not attempt.

Eight · Closing

Settlement statement reviewed line by line before it circulates. Incoming funds tracked, approvals confirmed in writing, outgoing wires verified against instructions on file. Signed documents chased back to every party who needs a copy.

Nine · Post closing

Recording confirmation, final title policies, draw administration, servicing questions, and the punch list the specific deal generates. Then the next one, with everything we just fixed already fixed.

The cure work

Six things that stop closings.

Almost every file we take on arrives with at least two of these. Sponsors rarely know which two.

Beyond the closing

The deal is the introduction, not the engagement.

One relationship, every solution.

Bring us the deal and the problems you already know about. We will find the rest, and we will work them alongside you until the file closes.
