How we underwrite it

What actually decides this file.

Three things decide a ground up file: whether the site is genuinely ready to build, whether the budget is real, and whether the builder can deliver. Entitlements, permits, and approved plans are assumed in the leverage table above, and a file that is still waiting on any of them is a land and entitlement conversation instead. We review the budget line by line against the plans, because a budget that is light going in becomes a change order and a stalled draw six months later. Sponsor experience sets the tier, but a strong general contractor and defensible project economics do real work for a Tier 4 borrower, and a first time builder with a credible team is fundable here.

Typical timeline

Realistic, not the brochure version.

Day 0

Submit plans, permit status, the construction budget, the land contract or current basis, and the builder.

Within 24 hours

Terms back with the experience tier identified.

Days 2 to 7

Appraisal ordered on completed value, budget and plan review, title and entity.

Days 7 to 18

Underwriting, feasibility review, and draw schedule set.

Days 18 to 28

Close. Ground up carries more diligence than a bridge, so three to four weeks is realistic even on a clean file.

How we place it

We are not a lender. That is the advantage.

We are consultants, not a lender, so we have no credit box of our own to protect. We work across a nationwide network: banks and credit unions, local and regional lenders, national platforms, private lenders, debt funds, family offices, and commercial balance sheet lenders. Some are large, some will write one loan a quarter in a market they know better than anyone. Construction is the product where the lender has to match the builder. Some want a licensed GC with a decade of subdivisions, some will fund a competent first timer with a strong contractor, and regional banks will lend on a market they know at terms no national shop will match.

Our job is to match the file to the lender whose appetite actually fits it, both the sponsor profile, experience, credit, liquidity, entity structure, and the property itself, its type, market, condition, and business plan. That is the part a borrower cannot do alone, because it depends on knowing who is lending this month, on what, and at what price. You get the placement, not a rate sheet.
